Assessed current market – performed current Comparative Market Analysis and found the unit was significantly overpriced. The owners had done high end upgrades, but not enough to warrant being 10% higher in price than other similar units.

Assessed current unit condition – inspected the unit, and found several minor cosmetic issues that were deterring buyers and making the property seem in worse condition than it actually was.


Communicated to owners to obtain their buy-in with the plan. We then did the work to clean up and repair so property showed beautifully before re-listing property at the correct price.

Multiple showings, and an accepted offer 14 days after it went back on market.

A fourth garage for this luxury

home was a must.

The client came to us with very specific requirements for a luxury personal residence purchase. Among those requirements was the desire to have a 4-car garage. Finding properties that met all the other criteria wasn’t too difficult; but that 4th car garage continued to be a deal breaker. Until, we found the perfect house for them with a 3-car garage. So we structured the deal in such a way that we able to ensure that the buyer could add the 4th car garage, while securing the property against other offers. The buyers now own their dream home with a 4-car garage.

1031 exchange required creativity.

Client approached us late in the process of a 1031 exchange looking for investment properties in Tucson, AZ. We quickly identified a property that was perfect for their investment needs; However, they needed another unit to maximize the 1031 tax benefits.

The current listed inventory did not yield another listed property. We discussed the situation with the seller of the first property and they had another property that wasn’t on the market that was perfect for our buyers…we put the deal together meeting all of the 1031 time and deadlines!

Client had a high end luxury property for sale in an exclusive community in Scottsdale. The property had been on market with another agent for over eighteen months with no offers. They then reached out to us to get the property sold. 


Temporarily removed home from market – this allowed for a “reset” of days on market in the Multiple Listing Service (MLS), so that the home would appear new to market rather than having been sitting on market for close to 20 months.

Invested in professional photos and expanded marketing – professional photos showcasing the property both in daytime and twilight. Hired a drone videographer to create a stunning video showcasing that the property was on the golf course with mountain views. Advertising in a high end real estate home sales publication, and this
house was featured on the cover.

The right buyer from out of state saw the home, and we had an accepted offer less than 50 days after it went back on market.
